Epstein bought a smaller island - Little St James - originally in the late 1990s, but acquired the more expansive Great St James in the year 2016 for a sum of $22.5 million.
These photos suggest he had created ambitious plans to develop the substantial island by erecting residences, an open-air theater, an underwater office and a reservoir.
Visible on the plan is a channel, a marine passage in the territory, marked on the bottom right.
The architectural drawing is annotated in notations in red and includes a legend detailing distinct sections of the property.
Accompanying this are what look to be nine other site drawings and engineering blueprints, such as layouts for marina coverings.
